Planning

When necessary, a physical inventory of existing structures is also prepared. Subsequently, all planning teams required for the project are engaged, including architecture, structural engineering, electrical and communication systems, HVAC, plumbing, elevator consultants, landscaping, acoustics, transportation, ventilation, safety, accessibility, interior design, and furniture, alongside a dedicated project manager and supervisor. The next phase involves detailed and final design, which also includes preparing a cost estimate and obtaining the project information dossier. Following this, approvals must be secured from the funding bodies, and a building permit must be obtained by submitting the permit application (via the “Licensing Online” system) and addressing all authority requirements until the permit is officially granted. Thereafter, detailed work plans and technical specifications are prepared for publishing tenders to execute the on-site works. In parallel, senior supervision is conducted over both the planning process and the contractors’ works, including reviewing and approving the final account submitted by the contractors to the client. Finally, all required documents and plans are submitted to obtain a completion certificate (Form 4) and any additional approvals required by the relevant authorities.
Planning Management
Coordination and collaboration among consultants include organizing and coordinating meetings between the consultants, the client, the project manager, or any other relevant party, as needed. In parallel, project budget management is carried out, involving close monitoring of progress, ensuring adherence to the budget while maintaining quality. In addition, coordination, consulting, and support are provided with regard to preparing tender documents and contractor agreements, including holding necessary meetings and coordination efforts. As part of this process, the client is given full professional support during the tender phase for contractor selection, including bid comparisons and well-founded recommendations. Subsequently, supervision is carried out over the contract signing process, along with monitoring the issuance of work commencement orders, including verification and assurance that the required insurances and guarantees are provided by the contractors.

The supervision accompanies all stages of execution, including conducting coordination meetings, maintaining a work log, monitoring the correction of deficiencies, providing instructions to contractors, overseeing measurement processes, supervising markings, and approving quantities. In addition, the service covers supervision of the handover process, inspections towards the end of the warranty and liability periods, and handling all matters related to obtaining an occupancy permit (Form 4) and a completion certificate.
